SM enters luxury segment via P25B Susana Heights project

Signature Development Corp., a newly formed wholly-owned subsidiary of SM Prime Holdings, said it will spend P25 billion in a horizontal development in Susana Heights, Muntinlupa, the Sy family’s first foray into the premium residential segment under the Signature Series by SM .

Jose Juan Jugo, executive vice president and Signature Series Group head, told reporters in a media briefing last week the company also hopes to finalize “in a few months” its partnership with a reputable high-end real estate developer to jointly develop its 6,000-square-meter prime property into a vertical residential project in Makati City.  He declined to name the company.

According to Jugo, SM Group has a 400-hectare landbank — including that of Susana Heights — in Parañaque, Pasay, Taguig, Makati, Cebu, Cavite, Tagaytay, Batangas and Manila lined up for Signature Series. Signature Development is also open to partnerships for joint development, he added.

Asked why SM chose to launch a premium development at a time of economic uncertainty, Jugo said the luxury segment  proved to be a stable market in difficult times, the pandemic for example.

“The upscale market pulled through. Property is the investment of choice among Filipinos,” he said, adding that the company sees this as an opportunity to unlock SM Prime’s land bank.

Jugo  declined to give a timetable of the launch of both the Susana Heights and the Makati City projects except to say the schedule “it’s fluid” at the moment.

Jugo said for the Susana Heights project, Signature Development priced the properties at P100 million with lots no smaller than 750 square meters.

It will offer  “very exclusive, very premium” residential clusters, neighborhood retail, civic spaces, and pocket parks, Signature Development said in a project brief.

On the whole, the project brief said,  Signature Series offers a diverse range of residential products: entry-level premium, starting at P15 million and designed for property upgraders, young executives, and starter families looking for their first step into premium living; upscale, starting at P25 million for established professionals and affluent families who seek spacious, character-driven homes; and luxury and ultra-luxury, P65 million and above for high-net-worth individuals and legacy families seeking the utmost exclusivity and refinement.
