San Juan City undergoes subtle transformation

San Juan City is undergoing a subtle yet powerful shift, property consultancy Colliers said in its latest publication.

This shift, Colliers said, is spearheaded by the massive redevelopment of Greenhills Shopping Center by Ortigas Land.

“What was once a predominantly low-rise and residential area is now seeing a surge in modern mixed-use developments, boutique condominiums, and upscale lifestyle hubs,” Colliers said.

According to Colliers, interest is growing among boutique developers and premium brands who see the value in its unique market: high-end, highly connected, but not overcrowded.

Infrastructure upgrades, including improved roads and potential rail network expansions, are also in the pipeline.

“ These will further enhance San Juan’s accessibility and reinforce its position as a central yet serene alternative to the city’s more congested hubs,” Colliers said.

For Colliers, San Juan City’s quiet strength lies in its refusal to follow the crowd.

“It’s not trying to be another Makati or BGC – and that’s exactly why it stands out.  San Juan offers a fresh take on what a central business district can be: a place where you do not just work, but live well, invest wisely, and stay rooted,” the publication said.

Rather than competing head-on with other central business districts, San Juan is charting its own course, Colliers said.

Rooted in exclusivity and intentional growth, San Juan City is transforming aging commercial areas into walkable, mixed-use communities.

Nestled between the commercial heavyweights of Quezon City, Mandaluyong, and Manila, San Juan remains one of Metro Manila’s most exclusive yet compact locales, Colliers said.

At only 595 hectares, it holds the title of the smallest city in the National Capital Region. Its enclaves, Greenhills, North Greenhills, and Addition Hills, have been home to generations of the country’s elite.

Newly opened GH Mall is a seven-level shopping complex built on a site formerly occupied by Unimart.

GH Mall also serves as the podium of GH Tower, the first office and BPO tower in the area.
