Developer rolls out affordable residential projects

Ph1 World Developers has lined up 200 hectares worth of pipeline projects and is seen to start contribute about P8 billion to Megawide Corp.’s revenues by 2025.

PH1 World is the real estate arm of Megawide.

Targeting the affordable housing segment of the market, Ph1 World Developers is poised to launch in 2024 under its “Lofts” brand two condominium projects in Pasig and one in Quezon City.

These follow the success of My Enso Lofts in Timog avenue, Quezon City and Modan Lofts in Ortigas avenue extension, Taytay, Rizal.

Both are set for completion in 2026.

The 45-storey My Enso Lofts is the first residential mixed-used development that provides extra space at no extra cost.

Modan Lofts is a three-tower 1.6-hectare development and is 67 percent sold.

For its horizontal projects, upcoming are those in  Bulakan and Calumpit towns in Bulacan; General Trias and Tree Martires in Cavite; and Lipa and San Jose in Batangas.

These will follow the launch next month of Northscapes in San Jose del Monte.

This five-hectare development has 338 units, of which 67 percent of units have so far been sold.

Priced at a range of P2.8 million to P8 million, Northscapes has two products: single attached and townhouse units.

PH1 World invested P600 million for this project.

Edgar Saavedra, chairman and chief executive officer of Megawide Construction Corp., is particularly proud of the technologies introduced in the projects of PH1 World.

Saavedra said the Lofts series offers up to 38 percent extra space at no extra cost.

Saavedra said PH1 World’s residential towers are equipped with up to eight elevators.

In vertical projects, units are equipped with split type air-conditioner, range hood and cooktop, water heater and window blinds.

For Northscapes, Saavedra said the community introduced enviro-smart features such as built-in solar panels, tinted windows and insulated walls.

PH1 World’s other projects are The Hive Residences in Taytay, Rizal with 978 residential units and One Lancaster Park, a 15-tower mid-rise project in Imus, Cavite in joint venture with Profriends Inc. which is composed of 10,166 residential units.

Saavedra said the company has seen strong demand for their projects even as prices continue to rise.

For example, prices of ready-for-occupancy units have gone up 50 percent to 70 percent or even doubled in three years for its mid-rise projects and in five years for the high-rise projects.

Gigi Alcantara, PH1 World president, said when The Hive Residences in Taytay, Rizal was launched in 2015, the price was at P55,000 per sq.m. The value has nearly doubled to to P108,000 per sq.m. today.

Spike Ching, assistant vice president for project development and head of the horizontal projects, said the selling prices of units at My Enso Lofts now range from P220,000 to P230,000 per sq.m., up from P170,000 when the project was launched in 2020.
