Alveo Land eyes P18 billion in revenues from the first phase of the commercial district of Broadfield, its latest 120-hectare master planned estate in Laguna.
The commercial district will be located on the northwestern portion of the estate, closest to the main road.
Phase 1 of Broadfield is expected to be completed by 2023.
The modern and progressive 80-hectare commercial and mixed-use district in Broadfield is complemented by 40 hectares for residential subdivisions.
Rufino Gutierrez, chief operating officer of Alveo Land, said the company has offered an initial 36.6 hectares of the 87-hectare development. This parcel is composed of 35 commercial lots ranging in size from 1,324 square meters (sq.m.). to 2,915 sq.m.
Gutierrez said the initial lot buyers include investors and entrepreneurs for capital appreciation or for lease for commercial use. Some of the buyers are in real estate, construction, pharmaceutical and automotive.
Broadfield is about an hour’s drive from Makati and Bonifacio Global City, 30 minutes away from Alabang, and a mere 10-minute drive from Nuvali. Access is through the South Luzon Expressway (SLEX), and the main roads of Governor’s Drive and the Sta. Rosa-Tagaytay Road. Future private roads will lead into the district. From the South, it will be accessible through the upcoming Cavite-Laguna Expressway (CALAX) and the planned Cavite-Tagaytay-Batangas Expressway.
Aside from Ayala estates like Nuvali, Broadfield is also located near the Laguna Technopark and Laguna International Industrial Park. “Broadfield’s location sets it at the heart of South Luzon’s thriving residential, leisure, industrial and manufacturing center. We have a well-designed master plan that applies the best practices of Ayala Land in property development. This district will be innovative, sustainable and progressive. Broadfield will also have basic intelligent city features such as fiber-to-the-home system, traffic light controls, CCTV security and transport systems,”.
Broadfield includes two previously launched Alveo residential subdivisions in the area, namely Venido on the northwestern portion, and Aveia just across it. Venido is a 22-hectare residential community currently being constructed. Meantime, Aveia’s initial phases started turnover this year.
Located behind Broadfield’s commercial district will be the 50-hectare Laguna campus of De La Salle University. The campus will also be the site of the Shrine of St. John Baptist de la Salle, patron saint of teachers. The sanctuary is expected to be a pilgrimage site for educators and will be completed in 2020.
Broadfield will feature wide roads and pedestrian walkways. Ten percent of the total land area (about 8 hectares), has been dedicated to parks and open spaces. Dedicated bike lanes and bike rack facilities will also be set up across the development, and people will be able to traverse through an interconnected park system.
Broadfield will have its own storm water management system and detention ponds for rainwater collection, solar and alternative energy sources for lighting, efficient waste reduction systems, and energy and water-efficient fixtures will be the norm.
Alveo will also require Broadfield’s commercial locators to comply with the Philippine Green Building Code, to help maintain the estate’s sustainability.
