Co-living solution The CityFlats expands to Cebu

Following the success of its co-living solution, The CityFlats, in Metro Manila, Ayala Land has introduced this development to Cebu.

In a statement, Ayala Land cited a study released by property consultancy CBRE in September 2024 titled “Generating Alpha from the Co-living sector in Asia Pacific,” which said that across Asia’s major cities, co-living spaces are projected to grow by over 20 percent annually, driven by millennials and Gen Zs who prioritize flexibility, access, and lifestyle.

 With more than 40 percent of young adults in Asia-Pacific actively looking for flexible living options signals a dynamic and expanding market, Ayala Land said citing the study.

As early as 2017, the developer has found co-living a compelling solution, offering affordability, convenience, and a sense of community.

It then launched three branches of The CityFlats in Makati: Amorsolo, Sacred Heart, and Circuit and then one in Bonifacio Global City.

Ayala Land recently launched The CityFlats at Cebu I.T. Park, a 14-story development with 466 rooms—396 co-living units and 70 hostel rooms—catering to the growing demand for affordable, centrally located living in Cebu.

A second Cebu site at Cebu Business Park is set to open later this year.

With the average commute stretching beyond 45 minutes and monthly rent eating up a major slice of income, young professionals are rethinking how—and where—they want to live, Ayala Land said.
