Arthaland Corp. plans to develop a P6- billion exclusive, luxury residential project in Makati.

The company said the 31-storey Eluria will have 37 limited edition units consisted of three and five bedroom units priced at about P540,000 per square meter (sq.m.).

The project is designed to have just one to two units per floor to secure utmost privacy.

Sheryll Verano, Arthaland senior vice president for corporate strategic funding and investments, said Eluria will be a 60-40 project by Arthaland with ARCH Capital. Arthaland owns majority.

Oliver Chan, Athaland senior vice president for sales and leasing operations, project marketing and property management said Eluria is being marketed to affluent empty nesters – mostly to end-users – although there will also be some investors.

As of end May,  11 of the 37 units have already been sold.

Arthaland said Eluria “boasts of premier concierge services and raises the bar with personalized white-glove services courtesy of internationally trained hospitality directors.”

Carefully selected for their professionalism, attention to detail, and excellent interpersonal skills, these hospitality directors will undergo an intensive 10-week training program through The International Butler Academy (TIBA) in the Netherlands, Arthaland said.

TIBA is the finest and most innovative butler service training institute in the world. Historically, they have trained butlers for prestigious clients, including royal families, high-net- worth individuals, and luxury hotels and resorts.

Eluria is located on Rada street, Legazpi Village, Makati City.

It will have a ground floor lobby and entrance, 8 floors of parking (three slots for each unit, five slots for five-bedroom units), an amenities floor, 20 residential floors and a roof-deck.

Amenities include a two-lane heated saltwater leisure and lap pool, an indoor children’s playroom, a function hall, and a Potager garden at the roof deck.

“Residents may also avail themselves of complimentary chauffeur shuttle services to select nearby destinations. The pick-up and drop-off area is in a secluded part of the building for added security and privacy,” Arthaland said.

Eluria has been pre-certified LEED Gold, and is on track for WELL, EDGE, and BERDE green certifications. Eluria broke ground in November last year with construction now on concrete pouring. Eluria is expected to be completed in the second quarter of 2026.
