What are property seekers looking for?


    Filipino property seekers are looking for affordable housing for end-use, particularly house and lot packages located outside Metro Manila.

    Data culled by proptech Ohmyhome also noted interest in pre-selling properties below P10 million both condominiums and house and lot in and outside Metro Manila.

    In his presentation at a press conference yesterday, Julian Sison, marketing manager of Ohmyhome, said 56 percent of property seekers in the platform were looking for dwellings outside Metro Manila with the most inquired-about areas are Makati (23 percent), Cavite (21.8 percent), and Quezon City (15.9 percent).

    Sison said 62 percent of these viewers are searching for those valued at below P10 million.

    Sison added 33 percent of property seekers are also watching out for properties with compelling promos and pricing schemes.

    He said availability of flexible payment schemes adopted by financing institutions since March 2020 that enable buyers/investors to stretch their downpayment up to 60 months has also become a key consideration.

    With work-from-home and online schooling setups, Sison said a new consideration in buying properties is the availability of fast and reliable connectivity.

    Other top considerations are location (accessibility to work and proximity to essential locations such as banks, healthcare, and commercial establishments), and quality (developer/brand reputation, good customer service, and trustworthy agents).

    Sison said condos below P10 million have gotten the most interest, explaining why developers launched 11,826 units in the last quarter of 2020, which is 2,000 more than earlier forecast.

    The portal tagged the top five most sought-after properties are pre-selling: condo units at SMDC Mint Residences in Makati ;

    Avida Cloverleaf Tower 2 in Quezon City; house and lot units in Suntrust Verona in Cavite and BRIA Lipa in Batangas and Lumina San Juan in La Union.

    Another interesting insight culled by Ohmyhome is that buyers now tend to take interest in pre-selling properties where they don’t have to move in right away and afford them time to settle payments.

    In my Ohmyhome’s platform 79.3 percent of properties are in Luzon, 9.2 percent are in Visayas, and 11.4 percent are in Mindanao.

    Since its launch in the country in September 2020, Ohmyhome has grown its team and now has over 1,300 listings in its DIY platform and more than 40,000 units worth of property from over 140 real estate developments.
