Lamudi’s latest quarterly e-magazine features key industry news, trends and developments for Q2 2021.
According to Lamudi’s quarterly report for Q2 2021, houses attracted the largest share of leads and sustained the highest quarter-on-quarter growth in H1 2021. Meanwhile, land had the highest year-on-year increase in leads.
In Metro Manila, the top viewed cities were mostly CBDs, while the most viewed cities in Luzon (outside Metro Manila) were regional hubs (Baguio, Angeles) and cities close to the fringes.
Cities in the urbanized Cebu attracted the most views in Visayas. Davao City and Cagayan de Oro continue to be the most searched cities in Mindanao, along with vacation spots Samal Island and General Luna.
From Q2 2020 to Q2 2021, the leading overseas sources of page views in Southeast Asia are Singapore and Kuala Lumpur. In North America, most seekers come from Los Angeles and Toronto. London and Copenhagen were consistently part of the top five property seekers from Europe, while Dubai, Doha and Riyadh continued to be the largest sources of pageviews from the Middle East.
Airport Cities in 2021
Lamudi also assessed market trends in some of the country’s airport cities, including Pasay, Lapu-lapu, Kalibo, Mabalacat and Davao. Following the improvement of airport infrastructure, zonal values have increased for both residential and commercial prices.
Impact of the Mega Manila Subway Project on Real Estate
Activity on Lamudi in Q3 2021 revealed a resurgence in demand for cities close to the metro, skyrocketing page views for barangays with access to different modes of transport, and a significant share of luxury listings along the planned Megasubway stations.
Lamudi observed real estate activity in 13 barangays that will host Mega Manila Subway stations, from Novaliches down to NAIA 3. Data from Q2 2021 revealed that majority of leads in the assessed areas went to rental properties – a trend possibly driven by high property prices and an influx of workers coming from areas outside the metro.
The completion of the subway project is seen to not only ease traffic along major highways but also improve the quality of commuting in the area. Properties for sale in the assessed areas commanded higher prices, especially in West Rembo and Bicutan – areas along the fringes of neighborhoods with thriving commercial districts.
