Continuing on its transformation, Federal Land on Monday unveiled its latest project under Federal Land Communities, Meadowcrest a 48-hectare multi-use, masterplanned township in in Biñan, Laguna that promises to offer a distinct lifestyle and business environment.
The event also marked the launch of the first residential development in Meadowcrest called Hartwood Village, comprising 110 prime lots on an 11.3-hectare area.
“Federal Land’s foray into the realm of township development signifies not just the expansion of our portfolio, but a reaffirmation of our commitment to innovation and progress,” said Alfred Ty, Federal Land chairman, in his speech at the launch in Makati City.
“ Drawing upon over 50 years of solid real estate experience and expertise, we are leveraging our strengths to reimagine and revitalize our existing township properties and create new, future-ready developments.”
Ty said Federal Land’s FLCs aim to create fully-integrated and interactive townships that are poised to stand the test of time, offering enduring value for generations to come.
Federal Land is no stranger in Biñan.
Years ago, the company partnered with Alveo Land to launch two highly successful residential villages, Aveia and Venido.
“The potential of the area was as clear then as it is now. For us at Federal Land, expanding further into Biñan is a strategic choice rooted in a deep understanding of the city’s remarkable growth trajectory,” Ty said, citing the city’s accessibility as a key factor in the company’s decision to embark on the expansion.
The newly opened Cavite-Laguna Expressway connects Meadowcrest to Metro Manila and weekend destinations like Tagaytay.
Ty said Biñan in itself is a thriving hub of innovation and commerce being home to industrial powerhouses like Laguna Technopark and Laguna International Industrial Park, as well as the largest public market hub in Calabarzon. Schools and hospitals are also within reach.
Accessibility within the township has also been considered.
Meadowcrest adopts the comfort and convenience of the 15-minute community concept where everything one’s needs is within a short 15-minute walk or bike ride: jobs, food, parks, community, and more.
Thomas Mirasol, Federal Land president and chief operating officer, said Meadowcrest features an intimate footprint that will allow for a thoughtful curation of residential blocks, retail shops, pedestrian lanes, parklets, and bike lane networks amongst its scenic landscape. It offers residents a walkable neighborhood that seamlessly integrates with the natural surroundings.
He said these concepts will extend to the inaugural residential development, Hartwood Village, which will draw inspiration from the Danish principle of “hygge,” creating a harmonious blend of modernity and tranquility. “Here, the principles of ‘hygge’ — coziness, simplicity, and contentment — will envelop residents,” Mirasol said.
