The Philippines will be home to the largest Pullman property in the world following the partnership between global hospitality company Accor with Cebu-based real-estate and resort developer Tytans Properties Development Inc.

The Pullman brand is one of Accor’s luxury brands in the company’s portfolio and is positioned as a modern technology-driven hotel brand with immersive art and design, targeting modern travelers and today’s new entrepreneurs,

“This is a proud moment for our company. Pullman is one of the most iconic brands in the global travel industry, with a reputation for leading the premium hospitality segment. This makes it the perfect partner for our landmark property, which is one of the largest of its kind in the Philippines — and indeed the world. We look forward to working with our esteemed partners at Accor as we bring this important project to life,” Gerard Tan, Chairman of Tytans Properties Development Inc., said.

The construction of the hotel is scheduled to begin in 2025 with the hotel ready to receive its first guests by 2028.

Tan did not divulge the exact cost of the development but shared that “it will cost billions.” This will be followed by the construction of the residential towers.

“We are delighted to partner with Tytans Properties Development on this outstanding project that demonstrates Accor’s confidence in and commitment to the promising potential of the Philippines,” Garth Simmons, chief operating officer of Accor Asia said.

“Cebu City, with its distinctive blend of urban vibrancy and coastal charm, presents an ideal locale to cater to diverse markets. Pullman Mactan Cebu Hotel & Residences will attract a wide variety of homeowners and guests, from leisure enthusiasts to corporate travelers seeking extended stays,” he added.

The new development will feature a 200-room hotel as well as 3 branded residential towers totaling 900 keys.

It will be located adjacent the existing Tambuli Seaside Resort and Spa which is in the heart of Tytans Properties Development Inc.’s 11-hectare property in Buyong, Maribago, Lapu-lapu City.

Tan said that the Accor design team will be working together with Cebu-based interior designers and architects as well as craftsmen for the design of the hotel with the aim of infusing some local flair into the property.

“We always try to incorporate some of the local culture in the design of all of our hotels. That could be reflected in quite subtle ways and you will typically see it in the art and interiors of the room. It is crucial to include local design because many international guests that will come and stay at this hotel will want to see the local culture, the Filipino culture within the hotel,” Andrew Langdon, Chief Development Officer, Accor Asia said.

The construction of the Pullman Mactan Cebu Hotel & Residences is expected to jumpstart the development of the entire property, with Tytans Properties Development Inc. looking to add businesses and retail establishments in the future, effectively creating its own integrated estate that offers state-of-the-art amenities and full-service facilities, including world-class restaurants, lounges, leisure zones, and corporate spaces,

The move to develop branded residences alongside a hotel aims to take advantage of a growing trend towards branded residences in the Philippines.

Thailand-based C9 Hotelworks, a hospitality and real estate consultancy firm noted that the country is a rising hub for branded residences.

“Urban areas, led by Metro Manila, overwhelmingly favor condominiums, while much of the new incoming supply in the Visayas and Palawan is mostly resort-based as part of a hospitality operation. This highlights the varied market dynamics, with Metro Manila appealing to those seeking an urbanized lifestyle, while the resort areas offer leisure-style living and vacation homes.” Bill Barnett, Managing Director, C9Hotelworks said.

“This shift, which is attributed to attractive investment yields offered by management programs, coupled with a rising demand for residential-type units, is reshaping lifestyle preferences in the post-pandemic landscape. Hotel branded residences are redefining luxury living in the Philippines, and I expect this momentum to be sustained, driving the evolution of the country’s property market in the coming years,” he added.
