Blossoming ties

Property consultancy Santos Knight Frank said the the Belt & Road Initiative widely supported by the Philippines has fueled the influx of Chinese investments into the country.

Rick Santos, SKF chairman said in a press briefing last week,  

Chinese investments in the Philippines have been gaining momentum over recent years following the initial influx of capital through Chinese BPO operations . 

Similar trend is observed from investors from Hong Kong and Taiwan, Santos added.

The investment drive was bolstered as a result of President Duterte’s state visit in China in October 2016 , where the Philippine government secured pledges amounting to $24 billion to fund significant infrastructure projects such as toll roads and railway systems along with other investments. 

In January, SKF has pointed out Chinese cross-border capital investments to the Philippines under the Belt and Road Initiative will be instrumental to expand trade, build critical infrastructure and provide greater employment sustain the country’s growth momentum.

 “China is already the Philippines’ biggest trade partner. Under the Belt and Road Initiative, we expect this promising relationship to further blossom and underpin the Philippine government’s Build, Build, Build’program,” Santos said

Santos added: “The rise of Chinese investors and developers is the single largest trend in global property over the last decade. With the USD 1 trillion worth of investments expected under the whole Belt and Road Initiative, the Philippines will gain greater access to cross-border capital and sustain its robust economic growth.”

Launched in2013, the Belt and Road Initiative aims to revive the Great Silk Road and provide a new ground for multilateral cooperation. It includes nearly 70 countries and covers 60% of the world’s population and 40 percent of global GDP.

In 2016, Chinese cross-border capital real estate transaction accounted for nearly 40 percent of all Asian cross-border capital investments.

This initiative, complemented by the Philippine administration’s infrastructure plans and intensified efforts to create a commercial alliance with China, will add value to the country as a preferred destination for business ventures and property investments. 

In addition, the Philippines has one of the lowest recorded prime office rental rates in the Asia-Pacific region at $18.2 per square meter per month as of the first half of 2017. The anticipated improvement in infrastructure and accessibility, accompanied by affordable rents, will further attract occupier interests in the Philippines that come from cost-conscious tenants. 

Property values are likewise expected to increase as the business and financial markets continue to expand and develop. Moreover, the manufacturing and agricultural sector, presumed to benefit the most from the Belt and Road Initiative, will consequently boost growth in the logistics and industrial sector throughout the country. These and other engaging opportunities are being presented by the Belt and Road Initiative as it becomes one of the most significant drivers in the Philippine real estate market over the coming periods.
